The global investment manager consolidates full ownership of a 361-unit North York tower and adds a 219-unit Victoria rental building to its Canadian holdings.

TORONTO — Global real estate investment manager BGO has acquired two multi-family rental properties on behalf of an institutional client, adding a North York tower and a Victoria apartment building to its purpose-built rental housing holdings in Canada, the company announced Sept. 15.

The deal consolidates BGO’s ownership of Pivot, a 36-storey, 361-unit rental building at 35 Greenfield Avenue in North York, from 50 to 100 per cent. The client had held a half-interest in the property since 2021. Separately, BGO acquired The James, a 12-storey, 219-unit rental property at 345 Quebec Street in Victoria’s James Bay neighbourhood.

Pivot, completed in 2020, sits at the intersection of Yonge Street and Sheppard Avenue with direct interior access to the Sheppard-Yonge TTC subway interchange and the Yonge Sheppard Centre. The building includes a fitness centre and yoga studio, outdoor terraces, a resident lounge, shared workspace, and a dog run and pet spa.

The James underwent an extensive capital improvement program in 2020, including upgrades to major building systems, façade work, suite renovations and fire and life-safety systems. The property offers an indoor pool, fitness centre, shared workspace and private courtyard, and is within walking distance of downtown Victoria and the provincial legislature. BGO Living will continue managing the property.

BGO managing director of portfolio management Adam Hagedorn said the acquisitions reflect the firm’s long-term confidence in high-quality rental housing in established Canadian markets, pointing to durable demand for well-located, amenity-rich properties in both Toronto and Victoria.
